Working With A Buyer Through A Realtors Eyes Part 2

This is part two of the buying saga through a Realtors eyes. AS a refresher we have covered what the process is up getting a prequalification with a lender so that we will know what the price range for our home will be.

We have an idea of the price range to look in for the home, I pull everything that I can find in our MLS database of homes that fits the criteria of must haves and wants in a home. We can do this step in the office on my computer or as some clients like I send the list via email, giving them a chance to go through, do drive by's in the neighborhoods, and ask any questions that might arise about the home. Once the client has narrowed the list down to the homes that they want to see, I schedule the appointments and we go on a day of home tours. This may happen several times before my client finds the perfect home, and sometimes the first home we go to is the ONE.
We have a home that is perfect, it is time for the offer. I explained this process to the client in our first meeting. I do what my client ask of me in regards to writing the offer with a little guidance for some items they may not know about. Once we have the offer it is signed by the clients and sent to the sellers realtor, and the negotiation begins and ends with a contract.
Buyers inspection time. I am the type of Realtor that meets the client and inspector at the home to answer any questions that might arise. If needed we do an amendment for required repairs. From there we have a little waiting period while the lender does their job in processing the loan. There will be a little anxiety during this time, in which I always tell the buyer just call me and we will talk it through.
The final step...CLOSING! I meet my client at the title company that is closing all of the paperwork for the home loan and go over what they are about to sign again just as a refresher. We go in the buyer signs all of the contracts and becomes a home owner.
I know this is a simple story of the buyers process, but what you don't see on this page is the dedication to each and everyone of my clients. I try to make the home buying process as pleasant as I can, by taking as much of the stress as I can out of the equation. If you are leery, have had a bad experience, or can't find the right Realtor remember there are a lot of them out there like me that want to make buying a home be a good experience for you.
